Site Assessments

Our clients seek a better understanding of the property assessments and their accuracy relative to historical and current conditions, financial issues and regulatory impacts. Whether our clients are buyers or sellers involved in a property transaction, or current owners of the property, this information drives decision-making and internal risk analysis.

We conduct Phase I and Phase II Environment Site Assessments as part of our clients’ commercial real estate transactions. Our assessments:

  • Are conducted according to the American Society for Testing and Materials (ASTM Standard E 1527-05), the USEPA’s All Appropriate Inquiry regulations, and the Environmental Assessment of Sites and Organizations (EASO) promulgated by the International Standards Organization (ISO Standard 14015)
  • Contain a review of historical assessments, including Phase I and Phase II ESAs that have been performed by others at a property
  • Can include out of scope considerations as part of the assessment (typically such things as radon, lead-based paint and asbestos-containing building material) to ad-dress specific client needs
